After your Inspection is scheduled, our online systems will provide you with a copy of the Pre-Inspection Agreement, payment link and details about your confirmed appointment.
Your Inspector will arrive cleanly dressed, in a professional vehicle prepared to begin the evaluation of the home. We will be on time and ready to answer any remaining questions you may have.
Working for you, we encouraged you to attend as much of the property inspection as you like. It is a great time to take measurements for furnishings and see the house again. Many of our clients prefer to attend near the end to review the report findings with the home inspector. Our onsite presentation of the report findings helps answer your questions and makes the report easier to understand when you read it. We utilize a “three pass” methodology when inspecting each home that ensures nothing is overlooked and that we exceed the TREC Standards of Practice. The three pass method includes the exterior looking for and recording different items with each pass. Then, the roof covering is inspected for proper installation, debris and damage. Then, we inspect the attic and the crawl spaces for structural, insulation, electrical, plumbing and other possible defects. Finally, we make three passes through the interior of the home inspecting different components with each pass. We operate all appliances in normal modes and literally test drive the house for you. This “test drive” of the home determines if construction standards have been met and that optimal operation of appliances has been achieved.
Once your inspector completes the technical portion of the inspection the inspector will prepare the onsite digital photo presentation to review with you. Finally, your inspector will prepare a narrative report with detailed information about the report findings. The report comments will tell you why an item is deficient, why it may matter and offer suggestions about dealing with any negative findings. When needed, the inspector will recommend a certified, licensed specialist for specific needs or property deficiencies.

Pass Or Fail?
Our inspectors are trained professionals in the real estate inspection process and evaluate each property against the Texas Standards of Practice. Each property is also compared to today’s most current building standards. A home inspection is not a code enforcement report and is not a pass or fail report. A home inspection not an exhaustive list of defects. It is the inspector’s opinion of the property condition at the time of the report. The delivered written report simply identifies deficiencies that were found. Report findings are useful in the buying and selling decisions and for understanding what action, if any, should be taken once a property is purchased. No home is perfect, not even a brand new house.
